How to get an accurate CCTV installation quote in the UAE

What drives the cost of a CCTV system, what a proper quote should list, and how to compare quotes from different installers like for like.

Two CCTV quotes for the same villa can be far apart, and usually it's because they describe different systems. One has fewer cameras, lower resolution, a week of recording and cables clipped to the wall. The other covers every entrance, keeps a month of footage and hides the cabling. The way to get an accurate quote is to be clear about what you need, insist on a site visit and ask for enough detail to compare offers properly.

Check whether SIRA rules apply

In Dubai, CCTV in commercial premises and in some residential buildings falls under requirements set by the Security Industry Regulatory Agency (SIRA). Where those rules apply, the system has to be designed and installed by a SIRA-approved company. Check the installer's approval, and ask your building management or developer what applies to your property before you collect quotes, because it changes who can quote and what the system must include.

What drives the cost

Number and placement of cameras

More cameras means more equipment, more cabling and more recording channels. A good installer works out coverage on site: which entrances, gates, driveways and boundaries need watching, and where one well-placed camera can do the job of two.

Camera type and image quality

Dome and turret cameras suit eaves and ceilings, bullet cameras give longer range outdoors, PTZ cameras pan and zoom across large areas, and fisheye cameras cover a whole room from one point. Higher resolution helps you identify faces and number plates, but it also needs more storage. Night performance, the lens angle and outdoor ratings for heat and dust all affect which model is right and what it costs.

Recording and storage

Most systems record to an NVR with hard drives on site. How many days of footage you want to keep, at what resolution, and whether you record continuously or on motion decides how much storage you need. Some systems add cloud backup, which usually means a subscription.

Cabling and installation

This is where quotes differ most. Concealed cabling in an existing villa takes longer than surface trunking. Camera height, distance from the recorder, whether there's existing conduit, PoE switches, patching and painting all add up. New builds are simpler if containment was planned at first fix.

Extras

Integration with an alarm, intercom, access control or smart home, person and vehicle detection, and remote viewing for several users can all be part of a system. Decide which of these you need before asking for quotes, or each installer will guess differently.

What to prepare before you ask

• The property type and a floor or site plan, if you have one.
• The areas you want covered and what you want to see there. Recognising a face at the front door needs a different camera from a general view of the garden.
• How many days of footage you want to keep.
• Where the recorder can go, ideally somewhere cool and out of sight.
• Your internet connection, if you want to view cameras remotely.
• Any existing cabling or cameras you'd like to reuse.
• Building or community rules, including SIRA where it applies.

Then ask for a site visit. A quote written without one is an estimate, and the difference usually shows up as extras later.

What a proper quote should list

A quote you can compare should include:

• Every camera by brand and model, with resolution, lens and whether it is indoor or outdoor rated.
• The recorder by model, with channel count and storage capacity.
• Accessories: brackets, cable type, junction boxes, PoE switches and surge protection.
• Camera positions marked on a plan, and how cables will be run (concealed or surface).
• Configuration: recording schedules, motion or person detection, alerts, user accounts and remote access on the app.
• Testing, handover and training, including who gets the admin passwords.
• Warranty terms for the equipment, and what after-sales support costs.
• What is excluded, such as network upgrades, electrical work or civil works.
• Ongoing costs: cloud storage, app subscriptions and maintenance contracts.
• Payment terms and milestones.

A line that just says "4 cameras, installation included" tells you almost nothing.

Comparing quotes like for like

Put the quotes side by side and check the same things in each: number of cameras and what they cover, resolution, days of storage, how the cabling is done, and what you'll pay each year after installation. If camera counts differ, compare cost per camera and ask why. If one quote is far cheaper, look for what it leaves out.

Price matters, but so does who will be there when a camera goes offline. Ask who does the installation, who you call for support and how service visits are charged after handover.

Questions worth asking

• Why these cameras for this property?
• How many days will the recorder keep at this resolution?
• Is remote viewing included, and is there a fee?
• Will cables be concealed, and will you patch and paint?
• Can the system be expanded later without replacing the recorder?
• If SIRA rules apply here, can you show your approval?

Warning signs

• A quote without a site visit.
• No brands or model numbers.
• One lump sum with no breakdown.
• A price far below everyone else's with no explanation.
• Pressure to sign the same day.

For developers and consultants

On residential buildings and commercial projects, CCTV design needs to line up with the building's security requirements, including SIRA where it applies, and with the MEP drawings.
